  • Securing an Apartment – To secure an apartment at Bennington Woods or to be put on a priority waiting list you must submit a Security Deposit. The Security Deposit is non-refundable if you cancel your application after it has been submitted. We will make every effort to ensure that you are guaranteed the selected apartment, however, we cannot be held liable for the apartment not being ready for you at the time you wanted to move in due to current residents holding over. We will try to place you in a comparable apartment, based on our availability.

  • Utilities – We furnish residents with water, sewer and trash services. The electricity, cable and telephone are the responsibility of the resident and should be placed in the resident’s name prior to moving in. Upon vacating the premises, the utilities must be turned off on the last day of your 30-day notice.

  • Vehicles – All restricted and unauthorized vehicles may be towed without warning.

  • Grilling – Grilling is strictly prohibited on patios and balconies. No propane tanks are allowed to be stored anywhere on the property. Management will remove grills if the resident does not abide by this policy.

  • Lease Terms – All leases must expire on the last day of a month. Therefore, if you move in on any day other than the first day of the month, for counting purposes, your lease would end on the last day of the full calendar month at the expiration of your lease term. For example, if you move in on July 5, 2001 and want a 12-month lease, your lease would end on July 31, 2002 because August would be the first official full month. 

  • Late Rent – Rent is due on or before the first day of the month. We give a grace period of 5 days. We charge a 5% late fee (5% of your monthly rent) if rent is not received by 9 a.m. on the 6th. We will not accept a personal check after the 5th of the month and will only accept a money order or cashier’s check as payment. Legal action is taken on the 11th of the month.

  • NSF Checks – If we receive an insufficient check, we will no longer accept personal checks after the second offense. There is a $25.00 NSF fee, regardless of the error, and there is a 5% late fee added to your rent.

  • Breaking Your Lease – We realize that circumstances beyond your control may necessitate breaking your lease. We have a policy that states that you may give a 30-day written notice one month prior to the desired vacate date (For example, if you are moving out August 15, you must come to the office to complete a form on or before July 15) and pay a fee equal to one month’s rent.

  • Pets – We do permit pets up to a certain weight. We require pets to be on a leash at all times while outside the apartment. Pet waste must be picked up immediately. If a resident is found guilty of not picking up after their pet, it’s a $25 fine.

  • Trash – A trash compactor is located in the center of the property on Eclipse Drive. Please do not place trash in the breezeways or next to your door. Leave it inside your apartment until you are ready to take it to the compactor. A $10 charge will be assessed to the next month’s rent if we find trash by your door.

  • Satellite Dishes – We do permit satellite dishes. However, dishes may not be attached to any part of the apartment ie. balcony railings. They must not stand any taller than 41 inches from the ground or be able to be seen above the railings.
